question: anyone charging in a condo building? how did you sort it out

I want an EV but I live in a condo in Mississauga. there are maybe 400 units. no chargers in the parking garage.

I've been told I have the right under Ontario law to install a charger at my own expense in my assigned spot. but the condo board is dragging their feet on approval.

has anyone navigated this? how long did it take? what did you have to submit? is there a specific letter format that works?

I'm this close to getting an MG ZS EV but I can't justify it without home charging

Ontario Condo Act Section 24.1 — you can submit a formal request. Board has 60 days to respond. If they deny without valid grounds, escalate to the Condo Authority Ontario. Document everything in writing.

I went through this with my building in Scarborough. process took 4 months total. key things: hire an electrician to provide a formal estimate before you submit (shows you're serious), offer to coordinate with building electrician for consistency, offer to pay for any panel upgrade your unit needs

similar situation in Ottawa. what helped was proposing a shared solution — suggesting the board consider installing a multi-unit charging system rather than just one charger. some boards prefer a coordinated approach. took 5 months but got approved

Condo Authority Ontario has a template on their website. just Google 'condo authority EV charger request form'. it's surprisingly well done

also — form a small group. if 3-4 residents submit simultaneously, boards take it more seriously than a single request. find out if any neighbours are also EV-curious
